A sought-after slice of land has sold for more than £100,000 over its asking price in Cornwall. The green parcel in St Just attracted a number of interested parties who battled it out for the top bid.

The site in Boswarlos was listed with a freehold guide price of £45,000 plus but attracted bids far higher. Including moorland, a well-maintained garden and a summer house, people were keen to get their hands on it.

Sold at auction with Clive Emson, the 3.5-acre plot eventually went for £147,809. Senior auction appraise Katie Semmens said: “This beautiful slice of the Cornish countryside proved immensely popular at auction."

She said: "It attracted strong bids from a number of interested parties before finally selling at more than £100,000 above its freehold guide. Attractive, multi-faceted lots of this calibre are often in demand, depending on the intentions of those submitting the bids.

“In this case, this new owner may simply have a horticultural interest or simply wish to own their own piece of the Cornish countryside. Alternatively, they may see potential for glamping or recreational purposes, subject to all the necessary consents.”

On the other hand, a tiny plot of land in Launceston sold for just a tenner. Located on the Newport Industrial Estate, Cornwall Council instructed the sale of the land, which had a nil reserve price.
