"Immaculate" Cambridgeshire village country pub listed as up for sale

An "immaculate" Cambridgeshire village country pub has been listed as up for sale. The Oak, in Castle Camps, is being marketed by property agents Rightmove.

The pub, which was formerly known as the Cock Inn, is the only one of its kind in the village and is popular among locals. It is described by the listing as "charming" and added that there was an opportunity to increase its hours and food offer.

The venue is being listed at an asking price of £430,000. Among its features include two bars, seating for up to 60 people, a pool room, and a substantial trade garden for up to 40 people.

A statement from the listing said: "The Oak is a charming detached public house presented in immaculate condition. The pub itself benefits from two bars serving three main trade areas.

"The front bar is carpeted with a mix of loose and banquette seating for 24 covers, including a log burner. To the left hand side is a Lounge bar with exposed timbers, fixed and loose seating for 26 covers, leading onto a rear pool room, which could be utilised for dining, providing 18/20 covers. In total, there is space for 60 internal covers.

"The first floor provides a four person apartment (one twin & one double), with kitchen, large lounge and bathroom. To the rear is dedicated shingle car park, covered rear smoking shelter, front patio (12-18 covers) and substantial grassed trade garden (40+ covers).

"In addition there is a single storey residential dwelling to the rear, The Brewhouse, comprising large lounge diner, double bedroom, bathroom, private patio & storage sheds."
